In general terms lenders may lend up to 4.5 times your joint annual income.

Yes it varies between lenders but it can be factored in.

From the day of application we expect you to have a mortgage in hand within 14 days.

It would be prudent to secure an agreement in principle before viewing houses because you may view 5 houses to find out they were all out of your budget.
